What is the PMAY subsidy for MIG-I category?
MIG-I (annual household income Rs 6–12 lakh): 4% interest subsidy on home loan up to Rs 9 lakh for maximum 20 years. NPV of subsidy = approximately Rs 2.35 lakh. Carpet area limit: 160 sq metres. The subsidy is credited upfront to the loan account, reducing the principal and hence EMI from the start.
What is the carpet area limit under PMAY for MIG?
MIG-I: maximum carpet area 160 sq metres (approximately 1,722 sq ft). MIG-II: maximum carpet area 200 sq metres (approximately 2,152 sq ft). EWS: 30 sq metres. LIG: 60 sq metres. Properties larger than the prescribed carpet area are not eligible for CLSS subsidy under that category.
Is PMAY available for purchase of resale property?
PMAY CLSS subsidy is available for new construction, purchase of new ready-to-move property, or construction on self-owned land. Generally, purchase of existing resale properties (secondary market) does not qualify for CLSS subsidy. The beneficiary must not own a pucca house anywhere in India.
